Community Design Guidelines
Clarifications on Architectural Applications
Owners seeking to make changes or modifications to their property must obtain and complete the proper application form. The architectural application with instructions and a list of requirements is available on the community website. Please note that in order to consider your application, material descriptions and a copy of your property plat with the modifications indicated must be included.
The Design Review Committee will generally meet monthly to review applications and make recommendations to the Board. All projects require approval of the Board. All projects shall strive for high quality architectural design. Additional details can be found in the Community Design Guidelines that is available on the community website.
The location of changes, modifications or additions should not have an adverse impact on neighboring and adjoining properties. All efforts should be made to minimize the removal of trees and the destruction of natural areas. Views cannot be guaranteed but will be considered as part of the evaluation process.
All applications will be considered on a case-by-case basis. The granting of a request for consideration with respect to one project does not imply or warrant that a similar request will be granted with respect to any other project.
Work shall not commence until the owner receives an approval letter from the property management company. Upon completion of the approved work, the owner must notify the property management company and schedule an inspection to assure compliance.
WHEN AN APPLICATION IS REQUIRED:
Attached Structures
• Approval is required for all additions - greenhouses, decks, balconies, screened and covered porches, sunrooms, and other accessory building / structures including outside showers, storage sheds, and trash bin enclosures. These shall be attached and designed as an integral part of the dwelling unit. Prefabricated structures are prohibited.
Roofs
• Approval is required for all full or partial roof replacements and all major roof repairs. All efforts should be made to match the original color, material, and architectural design.
Hardscaping
• Approval is required for all patios, walkways, driveway extensions, decks, piers, pillars, retaining and sitting walls.
Landscaping
• Approval is required for all major landscape improvements.
• Approval is required for any plantings in a front or side yard intended to form a hedge or natural screen.
• Approval is required for the installation of railroad ties, garden timbers, stones, or similar materials and for any rock or water garden.
• Approval is required for adding edging around existing beds.
• Approval is required for the substantial removal of turf from a front or side yard with the intention of replacing it with ground cover, mulch, or stones.
• Approval is required for arbors and trellises located on any portion of the lot.
• Approval is required for landscaping projects that alter the topography and drainage patterns.
• Approval is required to change or add drains, landscaping beds, shrubs or trees that potentially impact the original water drainage design of the owner’s property and/or that of any neighboring lots or common areas.
• Approval is required for the removal of phragmites and trees.
Painting
• Approval is required for any change in exterior color (doors, windows, trim, shutters, siding).
Front Doors
• Approval is required for all front door modifications including new and modified sidelights and transoms and to add or replace exterior storm doors.
WHEN AN APPLICATION IS NOT REQUIRED:
Landscaping
• Adding stepping stones within existing beds.
• Adding small plantings to existing beds or around the base of the mailbox post.
• Adding solar landscape lights.
• Replacing existing shrubs / trees with similar shrubs or trees in the same spot.
• Adding small plants and flowers to existing beds.
• Repair of small sections of sod.
• Change the color of mulch if black, dark brown, red or earth colored mulch is used.
Regular Maintenance Items & Home Improvements
• Sealing driveways or pavers.
• Replacing a black mailbox or white mailbox post with one of the same color, size and basic style as the original mailbox or mailbox post.
• Replacing outdoor lighting with fixtures similar to the original. Please note that all front facing fixtures must match.
• Replacing existing windows with new windows similar in style and color to the
original.
• Replacing approved awnings with awnings of the same style and color.
• Replacing your door locks and security fixtures. |
